Why do I have a Dunlap mailing address, but live in the City of Peoria?

Dover Pointe is within the corporate boundaries of the City of Peoria.  However, our mail is sorted and delivered from the Dunlap Post Office, and therefore we have a Dunlap mailing address.

Who is responsible for the maintenance of the retention ponds and entry ways?

The Homeowners Association is responsible for the maintenance of the retention ponds and entry ways.  A contractor is retained to clean, cut, and treat these common areas.  If you have any complaints about the condition or maintenance of these areas, please contact the Board.

Who is responsible for the maintenance and cleaning of the creek?

The property owners who back onto the creek are responsible for the maintenance of those portions of the waterway that are on their property.  Not all properties that back onto the creek actually have the creek on their lot.  Please check the subdivision plat, or contact the Board with any questions about lot lines.

When does the Dover Pointe Board meet?

The Dover Pointe Board meets on an irregular basis when business needs to be conducted.  Announcements of these meetings are placed on the website and signs are posted at the neighborhood entrances.  

Can I attend the Dover Pointe Board meetings?

All residents of Dover Pointe are invited and encouraged to attend the Board meetings.

Can I have a fence in Dover Pointe?

Fences are only allowed in Dover Point if they are required as a safety measure around an in-ground swimming pool.  The fence must meet City of Peoria requirements for height and the fence location and material must be approved by the Board prior to installation.

Can I store my boat, RV, or car in my driveway?

No.  Both the Subdivision Restrictions and City Code prohibit the storage of vehicles on public or private property unless they are enclosed in a garage.  Storage is defined as more than 24 hours.

Each property owner is responsible for the maintenance of the parkway between the sidewalk and the street.  Property owners should also remove any weeds growing out of the curb.

Can I have a swimming pool in Dover Pointe?

You can have an in-ground pool in Dover Pointe.  The pool and all equipment must be inside a fence, and the fence must be approved by the Board prior to construction.  You will also have to comply with all local City codes related to swimming pools and fence locations.

Does the Dover Pointe Board have to approve any additions or changes to my property?

Yes.  Any building addition, outbuilding, swimming pool, etc. must be approved by the Board prior to construction.

Are there location restrictions for sheds and other accessory structures?

Yes.  No structures can be placed in the required front yard (the area in front of the front line of your home).  Any structures in the side or rear yards must meet a setback requirement equal or greater than 10% of the lot depth and width.  For example, a backyard shed on a lot that is 120 feet wide cannot be any closer than 12 feet from either side lot line.  If the lot is 250 feet deep, then the structure cannot be placed closer than 25 feet from the rear lot line.

What happens if I don?t pay my homeowners dues?

If homeowners? dues are not paid a second notice will be sent to the owner of record.  If payment is not received, a collections agency will be retained to collect the dues.  If dues are still not paid, a lien will be placed on the property.

The Restrictions state that, "All lot owners shall keep their property well maintained and in presentable condition."  Further, lots cannot present, "a nuisance or an unattractive appearance because of accumulated debris, weeds, or grasses."  Upon receipt of a complaint, the Board will evaluate the merit of the complaint and if action is necessary, will contact the property owner.  If the property owner fails to make the necessary maintenance actions, the Board is authorized to take action necessary to remedy the situation and place a lien on the property in order to recover the cost incurred.

Can I throw landscape waste into the creek or retention ponds?
No. Landscape waste should be disposed of by placing it in containers for Waste Management pickup.  Throwing waste in the creek or the retention ponds will cause water backup and flooding.

Do I have to keep my front yard light on at night time?
All of the houses in Dover Pointe have automatic dusk to dawn front yard lights.  The property owner must keep these lights in working order as they provide the only illumination in the neighborhood.
